My mother wrote a gift letter naming my sister and I as property owners

There was no mortgage on the property. My mother had a life estate. Now I'm trying to find that gift letter. She didn't give my sister or me a copy of it. I've been through all of her belongings since putting her in a nursing facility and selling the house. Where else could there be a copy of that letter. It was drawn up when the title on the house was changed to us. The property is in Hennepin County in Minnesota.
you could try the recording office with the county.

get this! it was never submitted to the county. i called the attorney who did the gift letter back in 1987. the file was destroyed last year. arrrrgggghhh. however, she signed a quit claim deed to us last year and the transfer of property deed was of course filed with the county back in 87. it shows the life estate. so, whether the irs has a problem with that, i won't know unless i'm audited. yuck!
