Giving back my timeshare

Posted on: 17th Oct, 2012 03:09 pm
I have contacted my timeshare resort and requested they take back the property for zero dollars. The property is paid in full and the maintenance fees are paid till 2014. They will send me the quitclaim form and after I sign it and have it notarized and give them $1750.00 (their fee) will I be free of the maintenance fees and any obligation to them? I just don't trust them. I want to be free and clear of this mess. Thanks,
Hi Gail!

Welcome to forums!

Once the property is formally transferred to the timeshare company, you won't be liable for the maintenance of that property.

Feel free to ask if you've further queries.

Hi Gail,

Once you sign the quitclaim deed and transfer the property to your husband, you won't remain liable for the timeshare any further. The timeshare company will become liable for the maintenance of the property.

Thanks

That $1,750 fee is a ripoff. You can do your own quitclaim deed by downloading a form and having it notarized. Then fedex it to them with signature required. Include a cover letter cancellling all accounts, etc. You are done.

Yes, $1750 is high. As the "clearing house", you should only charge for administration and deed transfer. I live in Newport so the second part for me is a little high - why I charge $1300. The difference between me and a lot of folks is I actually transfer the deed to my company and pick up any fees in the meantime. Just make sure you know that your maintenance fees are done in writing. (That's the only item really at issue). In this case, since it's the resort, you don't have to ask the deed questions.

The resort taking back your timeshare? the resort just wants the timeshare to be paid off and even when it is, they want an annual maintenance fee to be paid as well. It results to be a lost cause for them and for no reason will they take a timeshare back:

and yes, the $1750 fee is a ripoff
