Bad Father

My parents have been separated for 17 years. My father took a 2nd mortgage on the property and left the country. We have been informed that he has remarried in another country. we have also been informed that he is going to try and return to sale the home.
my mothers has been in that home, paid all property taxes, paid off the 2nd mortgage he took. House has been paid off 10 years ago.
What are my mother's rights?
She wants to add my name to the house title, is it possible?

If your mother's name is mentioned on the property deed as one of the owners of the property, then your father won't be able to sell off the property without her permission. Moreover, if your mother is the owner of the property, then she can use a warranty deed and add your name to property deed and make you one of the owners of the property.
