Hi marilyn!

Welcome to forums!

You need to sign a quitclaim deed in order to add your spouse to the title of the mobile home in California.

Feel free to ask if you've further queries.

Hi wanda!

Welcome to forums!

You can sign a quitclaim deed and transfer your property to your family members when you're alive. Once you do so, your husband won't b able to sell off that property as he won't have any claims over that property.

Feel free to ask if you've further queries.

he signed quitclaim deed w ex when they got divorced. She still does not have steady employment and is unable to secure mortgage on her own.
question 1: is he still ultimately responsible for the mortgage?
question 2: we are in the process of buying a home. Lender says we are still able to get loan without problem as we both have excellent credit. What does this mean for me, the new wife? Am I now also responsible for her /their mortgage?

Hi samantha,

If the mortgage is in your husband's name, then he is responsible for the mortgage payments fully. You won't be responsible for their other mortgage as your name is not mentioned on those mortgage docs. Rather if you take out a mortgage for your new home, you will be responsible for that mortgage payment.

Feel free to ask if you've further queries.
