Name on Note but not on Title Deed

My wife and kids live in Pennsylvania, but I am now working in India and will be working there for next a couple of years. We are in the process of purchasing out first house in Pennsylvania. We just applied for mortgage loan using both me and my wife's names. My question is: can we put my wife's name alone on the title deed while both my wife and my names are on the note? The reason I don't want to put my name on the title is it will otherwise disqualify the home as our primary home as I work abroad now. Thanks !!!

Welcome to forums!

As far as I know, both your name and your wife's name can remain in the property deed and your wife can apply for a mortgage solely in her name. If your wife has the required the credit score and income she will be able to qualify for the loan on her own.

You can use your wife's name alone on your loan title however I am not sure about having both of your names on the notes. There are different kind of lenders as well as their rules about getting on a loan. You can ask for a mortgage expert to examine your case and to find a loan and a lender that will match your needs.

Doggone it...they come to this Forum seeking expert advice. To send them away suggesting they find an expert is contradictory. Can we please cease providing this silly kind of counsel to people?

Your answer is 100% yes. You and your wife can be on the mortgage and only your wife will go on title. I just closed an identical scenario 1.5 weeks go.

Are you sure about this? India is a temporary situation, and your primary residence really is in Pennsylvania with your family. If you were my client, we'd be writing a Letter of Explanation to the Underwriter, accompanied with supporting documentation from the company you'd work for, and both of you would get on Title.
