Adding a name on the deed and survivorship issue

Posted on: 04th Mar, 2011 02:37 pm
My husband asked me to add his name on my house (purchased a year before we got married; my name is the only name on the deed now). I would like my children (from my previous marriage) to own the house if I die first (he could live in the house for life). What should I do on the deed to avoid the survivorship? And how can I guarantee that if he die first, I would still have the full control of the property, and his share of the house will not go to his children from his previous marriage? By the way, once his name is added to the deed, could he take a loan out of the house without my signature? How can I prevent that from happening?
Hi,
In my opinion, first add your daughters on the title, then if you wish to add your husband to title, he could not take any loan on property without your knowledge, if you're primary holder of property. And about death, if you dies first your childs have legal author on the house. You husband can't be the sole owner of the property after your death. If your husband taking loan without your knowledge & signature, it will be illegal & you can sue them. Always take advice from your attorney to prevent frauds.

Thanks & Regards.
