my stepfather died with no will, the mortgage has my moms name on it but she has just found out the deed does not. Is there anything she can do? (state if NC)

as there is no will, she can file an affidavit of heirship in the county recorder's office and get the property transferred in her name. as the mortgage is already in her name, there is no need to refinance the mortgage.
