Will a Warranty Deed get a second party of my title?

I bought a house with my fiance. We both are on title of the deed. She has moved out..after we broke up. I need to get her off the title. Would a warranty Deed work in CA. She is making threats to move back...and live for free. While I have made all the payments in my name from day 1 of 3 yrs. I make all the utilities have been transfered in my name. What rights do I have to protect myself?

In order to remove your fiance's name from the property deed, you will have to ask her to sign a quitclaim deed or a warranty deed. It is she who has to sign the deed and notarize and record it at the county recorder's office.
