hello,
3 years ago my mother decided to get a townhome and put me (her daughter) as a co-owner.Now,that Im getting married and she is getting remarried I would like to remove myself off the ownership and leave it to her and her husband.Is quit claim sufficient way to solve this?

A quitclaim deed transfer will easily remove your name from the deed and help you transfer the property to your mother.

It depends on if you're both on the mortgage together.

If there is a mortgage, likely your transfer will cause big problems, i.e., acceleration. Adding your moths new husband (after the marriage) will be less of a problem. Again, if there is a mortgage, you as a co-owner would likely have to be on the mortgage. If, as you imply, the property is free and clear, quit claim should work fine but do it before you are married if you are in a dower interest state on one that assigns interest to spouses. Not impossible to do after marriage but your new husbanignature may be required.
