Removing My Son Off The Deed

I bought a home with two others. One is my ex husband and the other our son. My son has moved out after 6 months and now is getting into financial problems. We have owned the home for almost 2 years now. How can I get our son's name removed from the deed? I realize he will still be on the mortgage, however I don't want his creditors coming after our property due to bad choices on his part.
you can ask yoru son to sign a quit claim deed and it will clear hisnemaof the deed

also if you can, refinance the mortgage in your and your husbands name

You have two options: 1) If you and your son are on speaking terms, you can prepare a "quit claim deed" that he will sign and you will record. This will transfer 100% ownership to you. This is the easiest and simple way to remove his name.

Thank you for the info. My son and I are on good terms and he would sign. I will do this. No way to refinance in this economy, the at least this part will be accompished. Thanks for the help.

it will be easy for you.
once property is not owned by him, it will not be questioned.

you need to continously make mortgage payment on time.
