getting old boyfriend off deed to only my name

hi im writting in concern of a house my old boyfriend an i purchases yrs.ago.... since my credit at the time was not in good standing the morgage went in his name only after acouple of yrs.went by. we added my name to the deed (NO PROBLEM).well what i am getting at ,we didn`t last we had a paper drawn up.he left the house to me as long as i payed the house an taxes took care of it as my own an when it was payed off he would remove his name .. so im finally there. :lol: house is now payed off taxes up to date called to tell him an he said no problem get the paper work started....what is the process i need to do now? an can i do this cheep w/ out getting a lawyer involved. can i do most of the leg work myself to save on cost, like go to the law library to get legel forms so on an so forth. any thing would help to get this started.

Congratulation on paying off your home! That is a great accomplishment!

You can go to a real estate attorney to get it done (not free), or you can go to your local office supply store, fill it out, get it notarized, and take it to your local courthouse to get it recorded. It usually doesn't cost more that $50 total.

hi and welcome to the forum. if his name is still on the mortgage and both of your names are on title and you want the end result to be just your name on the mortgage and title then you need to refinance to get a new mortgagein you name. secondly, you'll need to do a quit claim deed to remove his name from title. this will be required when you refinance. the lender you work with should be able to coordinate the quit claim for you with the title company for a very small fee, probablyjust the cost to record the document with your county clerk and recorder ( about $6). anyway, hope that helps. good luck.

Welcome to forums.

Yes, you can ask your legal adviser to draft a quitclaim form for you. You can also get the form online. May I know in which state your property is? You may even get some sample quitclaim forms here.

You can do a quitclaim deed yourself. Download a form from the internet. Have it notarized, and filed in the county where the property is located.
