i want to sell the 1/2 of a property that i own to the other 1.2 of the party

Yes, you can definitely sell your half of the property to the owner of the other half. As there will be an exchange of money, you should go for a warranty deed and also record the deed at the county recorder's office.

Go for a warranty deed or a grant deed as you will be selling the property to another person. Also record the deed at the county recorder's office.
