when my mother passed she left land for her kids to share. I have lived on the land in a trailer for the past 15 years and my siblings are willing to turn the land over to me but im unsure about the steps i need to take to have that land solely in my name. Also I now own the trailer on that land which is serverly damaged. Once the land is in my name Id like to use the land and trailer as means of securing a loan to purchase a new residence.

If you and your siblings are the joint owners of the property, then they will have to sign a quitclaim deed in your favor and transfer the property to you.
