im going through a divorce my ex has nothing to do with th property he left a year ago how do i go about keeping the property with my boys i was laid off from my job i need to figure oput what to do im still paying the mortgage can i do a quick claim

If you want to get the property transferred in your name, then you will have to ask your ex to sign a quit claim deed and transfer the property to you. Once he does so, you will become the sole owner of the property.

You have not mentioned whether the property is jointly by you and your ex or not. If the property is in your name only then you can sign a quitclaim and add your boys in the property. If it is a joint property then your ex needs to sign a quitclaim and transfer the property to you.
