GRANTOR/GRANTEE

Posted on: 09th Jul, 2009 07:59 am
what is the difference between 'john smith, joined by his wife jane smith' and 'john smith and jane smith, husband and wife' as the grantor & grantees on a quit claim deed?
Hi ALLY!

Welcome to forums!

If John Smith is the grantor of the property and John Smith and Jane Smith are the grantee to the property, then John Smith will write his name as the grantor to the property and both John and Jane Smith's name should be mentioned as the grantee to the property. This will mean that John Smith has deeded some portion of property in his wife's name and has given her ownership of the property.

Feel free to ask if you've further queries.

Hi marilyn,

You can contact an attorney and he would help you in filling out the deed of trust.

Thanks
