father died, mother still living, is quick claim deed the way to go to have only son on property title? mother will need to go to an assisted living facility real soon.

No son's name is not on deed. His Father and Mother are primary author. He is their only Child. tring to find best way for him to be added on title or have property signed over to him.

After his fathers death his mom will be sole owner of property, in order to get his name on property deed, mom have to sing a Quit Claim Deed to him.
