Is it legal to quit claim a property free of mortgage to a minor specifically in the State of GA? I know I will still be responsible for the taxes and insurance.

you cannot quit claim deed a real estate property to a minor. the property need to transfered to a trust

A minor cannot legally own a real estate property. If any property is transferred to a minor, the transaction will not be considered legal. However, you can transfer the property to a trust and name the minor as a successor trustee. This will make sure the property is transferred to the minor, in case the trustor dies or when the minor reaches a certain age.
