about Quick claim deeds

My daughter and her girl friend bought a house in Tenn in April now her girlfriend wants to move back to Ohio to her mom's and leave my daughter with the house. Her girlfriend has very little towards the house and is not planning on sending money to put towards the house payments if my aughter has her friend sign a quickclaim deed and have it notorized will that petect her later on if her girlfriend comes back in a few years nd want money from the house. Please advise us on what we should do.

Your daughter will have to ask her friend to sign a quitclaim deed and transfer the ownership of the property. This will make your daughter the sole owner of the property. Once the quitclaim deed is signed, it is important to notarize and record it at the county recorder's office.

Once the deed is filled out, your daughter will be the sole owner of the property and her friend will not be able to claim any ownership of the property.
