quick claim deed

Hello,
My mother owns a time share, she is trying to get rid of. She does not have a morgage on this property, but does have a $1,200.00 a year maintenance fee. She talk to a company about getting rid of her timeshare, she apid them $3,700.00 for them to transfer the ownership to them. We can not get a hold of them and Mom still owns her time share along with the maintenance fee.
Can she do a quick clain deed and give the property back to Shell Vacation Club?
Can she do this on her own or should she see and attorney?

is nobody else in the family interested in the timeshare? for one that's owned free and clear, i'm surprised there's nobody wishing to take the money and run.

if "a company" received $3700 plus title to that property, then your mother has been victimized. you say she owns it right after you mention that title was transferred. make up your mind please.

I guess the company that she paid $3,700.00 had scammed her and thus you and your mother are not getting a hold of them. You should file a complaint against them with the BBB and your State Attorney General.

As far as I know, your mother can sign a quit claim deed and transfer the property to the timeshare company but they will have to accept the deed and record it at the county recorder's office to make the deed valid. She can contact an attorney in order to file the deed. I would suggest your mother to list the timeshare in the market for sale and check out if she can get a buyer for it.

adonis, i'm afraid that "listing" a time share "in the market" isn't much help these days (or ever). the companies that claim to be experts in marketing timeshares aren't much help at all to the average person trying to sell. unless it's a hardship to hold on, i think it's probably the best bet to simply keep it and enjoy it in whatever way possible.

Yes, I beleive that my Mom has been scammed. I have filed a complaint against that with both the BBB and the Attorney General. I did find out that Time Share Rescue is now in Bankruptcy

"Time Share Rescue" - is this the name of that company?

i'd be skeptical as soon as i saw the name...i can't believe they run that scam on timeshares now too.

WE ARE IN CONTACT WITH A COMPANY WITH A WEB SITE GIVE BACK TIMESHARE.COM THEY SAY FOR A FEE THEY WILL TRANSFER THE TITLE OUT OF OUR NAME AND IT TAKES 120 DAYS BUT I UNDER THEY OWN THE TITLE CO TIMESHARE CLOSING SERVICES IN ORLANDO FL WHAT DO YOU KNOW ABOUT THIS COMPANY ARE THEY LEGITIMATE OR A SCAM

to be perfectly blunt, you need to walk away quickly if you haven't already run away. you should never have to pay someone upfront for a "service" such as you describe. yes, they are more likely to be scammers than legitimate.
