Abandoning a Condo after a QuitClain Deed was made out in Ju

Owners appear to of abandoned the unit leaving it and the garage as a sty. Utilities have been turned off, along with not paying their monthly assessments, for approximately four months.

The Board of Directors need guidance in what avenues we legally can do in keeping this particular building secure and protected, along with winter soon to come we are concerned about the unit not having any heat in the unit.

I am not an expert in this area. But I do have one piece of advice if you care for your neighborhood. In certain areas the city can condemn a building if they discover that it is abandoned or in disrepair. When this happens it compounds the original problems because they require that it be boarded up, thats right, windows and doors boarded up until they have a hearing to determine what to do with it. All they do is fine the owner, who if they couldn't pay for the house won't pay for the repairs, and it will sit with boards in the windows.

The only advice that anyone can really give is seek competent legal counsel. An attorney who handles real estate will usually know an investor or 10 and get somebody in their to fix it up and get someone who wants to take care of it.

Hi Potilil,

If the condo owner has quitclaimed the property to another person, then the Board of Directors should at first try to locate him by giving ads in newspapers. They should also ask the person to whom the quitclaim is done. And if required, they can take he help of an attorney for further legal action.

If owner had quit claimed it to someone then you need to get in touch with the new owner of the condo.

It must have been recorded with the recorder's office in your county. Check who is named as the new owner and get in touch with him.
