Selling campground property

we are selling our property, can we use a quit claim deed to sign it over to the new owners? at the present i cannot find our original deed and do not wish to spend extra money to locate one. is this legal? we have paid the association fees for the year, property taxes, and i have paid the final electric and water bill so everything is clear with no liens against the property. thank you

You can definitely use the quit claim deed. A quit claim deed basically allows you to transfer your ownership rights on the house.

Hello Pete,

Basically, as you cannot find your original deed, hence, you do not have the ownership proof. Hence, before you use a quit claim deed, do take this into account. This is only a protective action so that later the person to whom you are transferring your ownership may not file a case against you.

I don't think there is going to be any problem with the sale. You can get a duplicate of the original deed from your county recorder's office for a small fee which will serve the purpose.

And as there are no liens on the house, you won't face any hurdles with selling the property.
