Can I quitclaim deed a property without changing the mort?

I am going to quitclaim a property but still want to be responsible for the mortgage. Is this possible or should I just add the name to the title.

Welcome to Mortgagefit forum.

If you quit claim your ownership then it is not possible to remain on the mortgage. Mortgage will either have to be refinanced by the new owner or be paid off.

By this if you mean that add the other person along with you on the title of the house then also you need to inform the lender about it. In such case lender might allow you to continue the mortgage.

Change in title from the way it was held at the time mortgage was taken can be sufficient reason for mortgage company to ask for it to be paid off in full.

It would be better if you consult the mortgage company before taking any step regarding property transfer.

Both ways, you use a quit claim deed to transfer the property or just include someone to the title, you need to inform your lender. The reason is how the title is held will now be different from what it was at the time loan was taken & mentioned on the note.
