Can I transfer my paid off home to my son using quit claim?

Posted on: 21st Jul, 2007 03:49 am
i have a deed for a home that is paid for in my name. i would like to add my son and his wife to the deed. is the quit claim deed the easiest way to do this ?
Hi Highpark,

Welcome to the forums.

You can surely add your wife and son to the property-title by a quitclaim deed. Since the loan on your home is already paid off, so there's no problem doing a quitclaim. And, I guess that's the easiest way to add them to the title also.

I too feel there won't be any difficulty in adding them to the title as the mortgage has already been paid off. What you need to do is get a quit claim deed form, complete it with help from an attorney and have it notarized & recorded with your county recorder's office. After the deed is recorded you, your son and his wife will become co-owners of the home.

You can also go through this following page for more information about quit claim deeds and how they are used for including someone to the title: Transferring the property-interest through Quit Claim Deed

Quit claim deed is most commonly used in interfamily property transfers. So you can go ahead with the transfer without any problem. But do take help of an attorney in completing the transfer.
