Hi Bthahir,
Welcome to the forum.
A person holding the Waiver of Rights means that he is released from all rights and actions like any claims, debts, liabilities, obligations and cost of damages.
But with a quitclaim deed, only the ownership rights of a person to the property get transferred. The person does not get relief from any other rights.

spouse died, no will. taxes still in spouse and ex's name. New wife wants waiver from all kids? Explain please.
Hi judith,
I would suggest the new wife to contact an attorney and discuss her options. The attorney will let her know what steps she needs to take.
Thanks
