What are the exact documents needed in a HELOC closing?
Hi Guest,
Some of the documents required at the time of closing include Loan Information for Existing Mortgages or Liens, Termite Letter, Survey letter, Cashier's Check, Flood Insurance, Hazard Insurance, Septic Letter, Homebuyer's Warranty, Power of Attorney, etc.
Take care.

Sara, you're trying to scare this poor soul! I can't conceive of any home equity lender asking for termite or septic letters, or a survey letter either (that'll be contained in title work). I can see the insurance information needed, of course, and POA if it is necessary, but I don't think your list is close to answering the question, really.
I'd say that what is needed is disclosures, note, deed and proof of insurance, and the lender will coordinate the title work. A homebuyer's warranty is not something they'd look for either.
Did you misunderstand what was being asked? It almost looks like you're trying to anticipate what's needed for a new purchaser.
