What is the easiest thing to do to transfer our recently deceased mothers property to one of our siblings. There are five of us and we all would like to transfer ownership to only one. Also, only one of us has asked for money for that transfer. The rest of us are not. Our five names are on a special warranty deed that my mother initiated while she was still living. Do each of us sign a quit claim deed over to the one sibling? What does the one wanting money have to do?

In case your mother had signed a will, all four of you should get the property equally. It will take 6 months to a year to complete the process. Three of you have to sign a quit claim deed & the one who wants money by exchange of his share, can sell his portion after distribution to the one who will be the sole owner. If he wants to sell the entire property in future, he will have to initiate a Warranty deed for that. But still, I will advise you to consult a property lawyer for more details.
