How to get a partial loan on property with a mobile home

We're interested in purchase a little over 5 acres of land that has a single wide used 20 yr old mobile home in great condition. The bank there states they won't finance because of the mobile home. We're can pay about 80% in cash. What banks would finance the remaining balance? The property is about 15 miles northwest of Waco, TX in hill country and is being sold at $49,000.
