Mortgage for a single wide

Hi! I'm trying to get a mortgage for a 15 acre properety with a single wide trailer that is in good condition and on the proper foundations and it's a 1991. I'm having trouble trying to find a bank to finance a single wide. Also I would like to find a way to get a low down payment and closing.
