Texas Refinance with second mortgage and cash out
We are trying to refinance our home in Texas.
Our house is appraised 165,000. We owe $73,000 on original loan. We have a line of credit (second mortgage) of $37,000 and we want as much cash out as possible.
We have tried two companies and have turned away because of the fees. Texas only allows a certain $ of fees I guess. I'm still confused, and feeling bummed. We really need to do this. Does anyone know a company that will specifically work with Texas Refinance/Cashout loans? We have wasted weeks working with 2 companies to find out no at the end because of the fees. HELP!

I have done quite a few texas cash out loans - you are capped at 80% - I am not sure why their fees were an issue unless they were charging way more than they should have - But Texas is an expensive state the taxes are high and in some areas close to the coast the insurance can be ridiculously high as well -
