A quit claim deem was signed and notarized in 2010. It was filed in 2013. Which date will be used in case of issues with the property.

My parents signed the house over to us in 2010 but did not have it filed until 2013. One of them is in hospice care and we are trying to figure out what we can do regarding the house to care for the remaining one. We were told the house needs to be out of their names for 5 years. The papers were signed in August of 2010, but were not filed until 2013.
